Jerusalem To Reopen Pearl Hotel Next To Jaffa Gate

One of Jerusalem's most wasted sites, the Pearl Hotel outside
of Jaffa Gate is finally going to be reconstructed and reopened, after lying
fallow for 11 years, Mynet Jerusalem reports.
According to the report, a deal has finally been struck
between the municipality, the courts, and the property's owners. Under the
arrangement, the existing building will be demolished, and a new hotel will
be built, with a total of eight underground floors.
As part of the arrangement, an additional 16 residential units
will be approved, facing Koresh Street, as compensation to the owners for not
being able to raise the hotel above the height of the walls, the report said.
The hotel will include about 170 rooms in all.
The hotel was built and completed in June 1995 as the Dan
Pearl hotel, but encountered troubles and was passed to various owners
before it was finally closed in 2007.

The
Jerusalem Pearl Hotel, opposite the Old City of Jerusalem’s Jaffa Gate will be
torn down and rebuilt, according to an article in the Jerusalem Post’s In
Jerusalem.
The
current hotel was built in 1996 by the Draiman family, with 120 rooms and
commercial space, but notably without enough parking. The hotel shut down in
2007 after it proved to be financially unsuccessful. Due to its proximity to
the Old City walls, the hotel could not receive permits to build higher from
the Jerusalem District Building Committee.
A deal
has been reached between the Jerusalem municipality, the courts and the owners,
and the new hotel will be built with eight underground floors, a pool, halls,
and a mikveh. While the height will remain the same, the hotel will have 170
rooms, including 16 residential units facing Koresh street.
The
location has been hosting hotels since 1891, when the The Templers opened up as
Hotel Fast (Armenian Patriarchate built a 100 room hotel on the site. It’s
first name was the Hotel Howard,
later changed to Hotel du Park, according to the AndoverCalling site.) In
1907, the name was changed to the Hotel Fast.
In the
1930s part of the building served as the German Consulate, complete with Nazi
flag hanging from the mast.

The hotel, originally built in the late 1996, has undergone
several incarnations on the way. It
was opened as the 'Jerusalem Pearl of Dan' and later became 'the pearl of
Jerusalem'. The
present owners purchased the property from Discount Bank, which took over the
hotel after it encountered financial difficulties. Originally there were many commercial areas owned by companies and
private businessmen, and among other things operated a branch of the First
International Bank.
The current entrepreneurs bought back all the commercial areas
that had been closed in the meantime, and evacuated the owners of the private
businesses. However,
one of the city's veteran businessmen still owns a single property on the lobby
floor of the hotel, on the front facing King Solomon Street and Tzahal Square,
which is supposed to provide him with a private retail store in the new hotel.

11 שנים אחרי שנסגר, סאגת המלון הנטוש פנינת
ירושלים בכיכר צה"ל נמצאת בדרך להסדר. אחרי שהעירייה כבר הוציאה צו הריסה
לבניין, ובית המשפט דחה אותו, נמצא כנראה הסדר עקרוני שיהיה מקובל הן על בעלי הנכס
והן על מהנדס העירייה שלמה אשכול. בכך תיפתח בעיית 'הפיל הלבן' נטוש והמסוכן

במסגרת ההסדר המתגבש תאושר תוספת של
16 יחידות מגורים בחלק האחורי של המתחם, הפונה לרחוב כורש, כפיצוי לבעלים על כך
שלא יוכלו להגביה את המלון מעל לגובה החומות. הבניין הקיים ייהרס ובמלון החדש
שייבנה במקומו יאפשרו להוסיף עד שלוש קומות תת־קרקעיות נוספות בחציבה. כבר כיום
חמש קומות במבנה הקיים הן תת־קרקעיות וכוללות כמה אולמות, בריכה מקורה ומקווה.
המלון החדש יכלול כ־170 חדרים ושטחי
הבנייה בו יהיו גדולים יותר מהמבנה הנוכחי. כמו כן הכניסה הראשית למלון תהיה מול
לחומות במקום הכניסה הנוכחית הפונה לכיכר צה"ל.
המלון, שנבנה במקור בסוף שנות ה־90
עבר כמה גלגולים בדרך. הוא נפתח כמלון 'פנינת דן' והפך לאחר מכן ל'פנינת ירושלים'.
הבעלים הנוכחים רכשו את הנכס מידי בנק דיסקונט, שקיבל לידיו את המלון לאחר שנקלע
לקשיים כספיים. במקור היו בו שטחי מסחר רבים בבעלות חברות ואנשי עסקים פרטיים,
ובין השאר פעל במקום סניף של בנק הבינלאומי.
היזמים הנוכחים רכשו בחזרה את כל
שטחי המסחר, שנסגרו בינתיים, ופינו מהמקום את בעלי העסקים הפרטיים. עם זאת אחד
מאנשי העסקים הוותיקים בעיר מחזיק עדיין בנכס בודד בקומת הלובי של המלון, בחזית
הפונה לרחוב שלמה המלך וכיכר צה"ל. הנכס הזה אמור להקנות לו חנות מסחרית
פרטית גם במלון החדש.
היזמים: "בעזרת השם יש התקדמות
ובקרוב יובאו התוכניות החדשות לאישור ועדות התכנון, כולל הדירות למגורים".
העירייה: "המאבק של אנשי
התכנון בעירייה, בשיתוף המחלקה המשפטית, הצליח בסוף להביא למהפך והשינוי בעמדת
היזמים, שהתעקשו לבנות תוספת לגובה וכשלא קיבלו את מבוקשם השאירו את המקום סגור.
